The Miami buying process, step by step

A Miami purchase follows defined stages with contractual deadlines: written offer, contract, escrow deposit, due diligence and closing with title transfer. What shortens the whole timeline is the diagnosis that happens before the search, not speed during the transaction.

  1. 1. Diagnosis

Objective, timeframe, ownership structure, intended use and total budget, including closing costs and everything that continues after handover.

  2. 2. Investigation

Neighbourhoods, buildings, lease rules, association finances, recurring costs, developer track record and comparable transactions.

  3. 3. Curated selection

A short list of consistent options, each presented with its merits and its limitations, compared side by side.

  4. 4. Offer and contract

Written offer, contract terms and deadlines, deposit held in escrow by an independent agent that releases funds only under contract conditions.

  5. 5. Due diligence

Inspection, association documents, budget and reserves, insurance, title review and confirmation of the lease rules in writing.

  6. 6. Closing

Final funds, closing statement, title transfer and registration, coordinated with the title company, attorney and lender.

  7. 7. Activation and follow-up

Utilities, insurance, management, leasing when applicable, and continued support after the keys are handed over.
